01 / YOUR SEARCH STARTS WITH YOUR PLAN

Buy a home in Albany and the Capital Region.

Buying a home means choosing a monthly commitment, a location and a property you can maintain—not simply a purchase price. I help buyers compare those decisions in Albany, Schenectady, Troy, Rotterdam and surrounding Capital Region communities.

We can start with a single-family home, a smaller property, or a multifamily building where you plan to occupy one apartment. Your goals shape the search. Together we’ll review local inventory, the questions to ask at a showing, and the steps between an accepted offer and closing.

02 / FROM FIRST CONVERSATION TO KEYS

A buying process you can follow.

01

Set your budget before your filters

Compare down payment, closing costs, reserves, property taxes and insurance. Talk with a lender about preapproval and keep an emergency cushion separate from cash to close.

02

Search and tour with context

Use the live MLS search, then send me the homes that interest you. At showings, compare layout, condition, heating, owner responsibilities and potential repair needs.

03

Build an offer around the whole deal

Review price, deposit, financing, inspection terms and timing. We’ll discuss representation and compensation arrangements before we begin the work covered by them.

04

Coordinate the steps to closing

Work through inspections, lender requirements, attorney review and the final walkthrough. Questions about financing or legal rights belong with the appropriate lender or attorney.

03 / FINANCING & FIRST-TIME BUYERS

Ask better questions about your loan.

FHA, conventional and local lender programs have different costs and requirements. The lowest down payment does not always produce the lowest monthly payment or the best overall fit. Ask for written estimates at the same purchase price and compare rates, points, mortgage insurance, credits and total cash needed.

New York buyers can explore the State of New York Mortgage Agency (SONYMA) and participating lenders. Assistance depends on current program rules, available funding, the household and the property. Don’t assume assistance is approved until your lender confirms it.

Know your numbers before you tour.

Our client workspace lets you explore cash to close, monthly costs and different loan assumptions. Try it before signing in. Save a private buying profile when you’re ready.

04 / QUESTIONS TO BRING

Before you choose a home.

Can I search by monthly comfort instead of price?

Start with the payment you’re comfortable carrying, including taxes, insurance, mortgage insurance and property costs. The workspace offers a planning estimate; a lender determines actual borrowing eligibility.

Can I buy a two- or three-family home to live in?

We can look for owner-occupied multifamily options. Verify legal unit count, current leases and rent, building condition, and lender occupancy requirements. See the multifamily guide for costs that rental income needs to cover.

Are the homes in your search all your listings?

No. The Global MLS / Flexmls search includes participating brokers’ listings. Availability and listing status can change. Ask me to confirm the details before arranging a tour.
