PERSONAL INVESTMENT CASE STUDIES

Real properties.
The numbers behind them.

Renovation flips and as-is resales, with the assumptions visible. A closer look at the personal experience I bring to real estate conversations.

01 / EXPERIENCE YOU CAN EXAMINE

Seven personal investment projects.

These are my personal acquisition and resale projects, distinct from representing a buyer or seller as an agent. They include renovation flips and properties sold as-is in Albany and Rotterdam. Each example shows the inputs behind its estimated result, rather than treating the difference between purchase and sale price as profit.

How the estimates are calculated

Resale price minus purchase price, reported renovation costs and an assumed 7% of resale price for other transaction and holding costs. The 7% is an owner-approved combined planning assumption, not a commission quote or an audited expense ledger. Estimates are before income tax and can differ from actual net profit. A zero renovation entry means the project was reported as an as-is resale; other costs are still estimated.

02 / WHAT THESE EXAMPLES CAN TEACH

Compare the project, not just the resale price.

A larger resale price does not automatically mean a better return. Acquisition price, renovation scope, financing and time can change the outcome. The as-is examples also show why even a sale above the purchase price can produce an estimated loss once expenses are included.

Use these projects as conversation starters. Build each new property’s own budget, verify its condition and current income, and discuss financing, tax and legal questions with qualified professionals. Past project results do not predict another buyer’s outcome.

A LOCAL CONVERSATION. A CLEARER PLAN.
