01 / YOUR PROPERTY. YOUR PRIORITIES.

Sell your Capital Region home with a clear strategy.

A successful listing starts before the photos. We’ll talk about your timing, property condition, financial goals and the alternatives available to you. I help sellers in Albany, Schenectady, Troy, Rotterdam and surrounding communities evaluate pricing, preparation and offer terms together.

My personal renovation and resale experience adds a practical perspective when a home needs work. That does not mean every repair pays for itself. We’ll separate improvements worth discussing from projects that could add cost or delay without supporting your goals.

02 / BUILD THE PLAN

Price. Presentation. Follow-through.

01

Understand your competition

Review relevant closed sales, current competition, condition and location. A personal market analysis is a pricing discussion, not an appraisal or a promised sale price.

02

Prioritize preparation

Decide what to repair, clean, organize or leave as-is. Agree on presentation, photography and showing access that reflect both the property and your situation.

03

Evaluate more than the price

Compare financing, contingencies, concessions, deposit, closing timing and the buyer’s ability to perform. The highest offer is only one part of the decision.

04

Keep the transaction moving

Track inspection, attorney and financing milestones. We’ll communicate feedback and address questions as they arise through the final walkthrough and closing.

03 / EXPERIENCE, WITH CONTEXT

Look at the record behind the advice.

Historical Global MLS records imported October 27, 2026, covering 2021–2026. Seller closing count: 15; days-on-market median: 14 records with available values. Personal projects are tracked separately and may overlap MLS transactions. Historical results are not a forecast for your home.

Ask to see comparable transactions relevant to your property. A home’s price range, condition, market conditions and financing can all influence timing. I’ll help you understand the assumptions behind the recommendation.

04 / SELLER QUESTIONS

Start with the decisions that matter.

Should I renovate or sell as-is?

Compare the work, your time, available cash and likely buyer. I can help frame a realistic renovation budget and timeline alongside an as-is listing strategy, without assuming renovations guarantee a higher net result.

How much will I keep after selling?

Start with a possible sale price, then account for mortgage payoff, negotiated brokerage compensation, attorney and closing charges, applicable taxes, credits and repair commitments. A net estimate should show assumptions and change as the deal changes.

What if my property has tenants?

Bring leases, the rent roll, security-deposit details and operating expenses to the discussion. Coordinate access and legal questions with your attorney; marketing a rental does not eliminate lease obligations.
